Factors affecting Share Price of Builders

  • The current and short-term cash position of the company.
  • The size, location and churn of the ‘Land Bank’ of the quoted building companies.
  • The prospects and sentiment for the market and company.
  • The market conditions and availability of finance for buyers
  • Public sector involvement and new fiscal measures.
  • The extent or otherwise of diversification within the companies.

Factors affecting New House Prices

  • Pricing of new build houses is subject to the normal constraints of supply and demand.
  • The land content of a new house has been the driving force on prices for several years.
  • The ‘cost’ inflation of building has been stable but margins were eased upwards during peak demand.
  • The shortage of finance for mortgages has caused a dearth of borrowing and very low uptake from first time buyers during 2010.
  • With the likelihood of rising interest rates in 2011 perhaps we will see house prices falling still further along with the house builders’ share prices.
